I work with renters and there is quite an active market for rentals in Brevard County.  Whether you are looking for something seasonal for a vacation or a place to relocate before you decide to buy a home, I can help you find the perfect rental.  Here are some things that are still relevant and that you will need to consider in the process.

I do not charge any fees for helping you find a rental property.  However, almost every rental property has some sort of application fee or credit check processing fee that is applicable.  Some agencies also charge a lease prep fee; it just depends on what office or agency owns the listing that you choose to select as your place to rent.

Almost every company that is offering rental property will want to perform some sort of credit check or verify past rental history.  Offices are a little more flexible these days because they understand the number of people that have been affected by short sale situations and foreclosures.  Be prepared to explain blemishes on your credit report and pre-warn the agent that is working with you if you hope to work towards securing a new rental.

Almost every rental property will require some sort of deposit and rent upfront; expect to pay a security deposit and possibly the first, and in some cases, last month’s rent.

Some people ask if there is a minimum credit score required.  Not necessarily, but the requirements will vary based on what office is leasing the rental property. Ultimately the decision is up to the property owner but the listing office will recommend you as either a potentially good candidate or not based on your credit worthiness and complete application.

In the state of Florida, any rental term that is 6 months or less is subject to the Tourist Development Tax or “bed tax” which is in conjunction with sales tax and any applicable local taxes.  Keep the tax in mind when choosing a rental property.
