The Florida condo market has been in a slump lately; mostly because the units are difficult to finance and require larger down payments than any other purchase. Well good news is on the horizon thanks to changes in some Fannie Mae policies.
Fannie Mae announced on January 7, 2010 that it is taking a comprehensive review of hundreds of condominium projects in the state of Florida in an effort to allow additional projects to become Fannie Mae eligible through a new “Special Approval” designation. Prior to this announcement, there were only three or four condominium projects that were approved for Fannie Mae financing within Brevard County. Some lenders were able to get individual units approved but it would take a lot of paperwork and research to make that happen.
There are six in state professionals that are going to take an in depth examination of hundreds of condominium projects to review home ownership, financial stability, occupancy, project condition and association dues. After projects pass the new criteria, they will earn this “Special Approval” and lenders will be able to originate and deliver mortgage loans secured by units in these projects. This special approval will streamline the loan process for many available condo units on the market and open up selling opportunities across Brevard County.
The Special Approval designation are effective for periods between 9 and 18 months and lenders are required to confirm the project’s approval on the date of loan application. This initiative is only intended for existing projects and not new condominium developments that are currently under construction.
The management team at Melbourne International Airport in Brevard County, Florida have announced several expansions that will not only boost business for the Space Coast but also has the potential to increase tourism.
The Florida Institute of Technology based in Melbourne has created the Florida Tech Research Park with the Melbourne Airport Authority. This will be a twenty year partnership between the airport and the university and it is designed to enhance and expand technology-research infrastructure for Brevard County. The ultimate goal is to foster economic development and make Brevard County competitive for high-tech industry and jobs.
Approximately 100 acres of prime land is designated for the park which lie within the Airport Industrial Park. The airport has another 500 acres of available land that can be developed and added to the research park as needed. Main components of the park will be the Emil Beuhler Center for Aviation Training and its Applied Research Laboratory which will include a 25 acre joint-use research compound for applications such as solar collection or other related sustainable energy systems.
Florida Tech appears to be the ideal partner for this venture because they have strong professors from aerospace, biological sciences, engineering and beyond. The research park will be a welcome addition to the community and most research parks throught the U.S. are usually strong economic engines.
In other news at the airport, services are to be expanded and include flights from two more airlines out of Melbourne. US Airways and DirectAir have announced they will be adding Melbourne as a flight destination and will offer daily flights to new locations in the U.S. Delta and Baer were the only carriers operating out of the airport and these expansions are as a result of improvements in the air industry. Delta will continue to offer flights to their hub in Atlanta and Baer will offer their flights to the Bahamas. US Airways will offer daily flights to their hub in Charlotte, NC and DirectAir will offer flights to Washington DC, Niagra Falls, New York and Punta Gorda in south Florida.
These expansions will bring business travelers from DC to all the government contractors present on the Space Coast. It will also boost tourism by offering direct flights to the area from New York, Washington DC, North Carolina and south Florida. Currently the airport has over 300,000 passengers annually and these flights should increase traffic by about 25-30%.
